Questions and house rules

Everything worth knowing before you book, including the things we would rather tell you now than have you discover on arrival.

Arriving and leaving

How do I get in?

Self check-in, through a secure key safe by the door. We send the code before you travel. Check-in is any time from 15:00 — there is no arrival window to hit and nobody to meet, so a delayed train or a late finish on site is not a problem.

Can I check in earlier or leave later?

Check-out is 10:00, which gives our cleaners time to turn the flat around. If the apartment is free either side of your stay we will usually say yes to an earlier check-in or a later departure — just ask, and we will confirm rather than leave you guessing.

Where do I park?

On site, free, right by the door. There are three spaces across the two apartments. A van fits — which matters, because free parking on this stretch of Bristol Road is genuinely scarce and it is the single thing guests thank us for most.

The apartments

Is the whole apartment mine?

Yes. Both flats are let as whole units and never room by room. You get your own front door, your own kitchen, your own bathroom and your own washing machine. You will not meet another guest.

There is one bathroom. Does that work for four people?

Honestly: it works well for two or three, and it is tight for four with a 7am start. Each apartment has a single bathroom, so if you are booking four people who all need to leave at once, take both flats rather than one — that gives you two bathrooms and eight beds for not much more.

Which apartment should I choose?

Beds are not the deciding factor — in both apartments each bedroom takes either a king bed or two singles, so four people never have to share. Choose on access and space instead. 234 is on the ground floor with level access, no stairs and two parking spaces, which suits anyone with heavy bags, tools or mobility to think about. 234a is upstairs behind its own private door and is the larger of the two at 661 sq ft, with a 16'9" living room across the front of the building.

Is there a lift?

No. 234a is reached by a private staircase from its own front door. If stairs are a problem, book 234, which has level access from the parking.

Can I work from the apartment?

Yes. Both have unlimited fast WiFi and a proper table and chair rather than a bed to perch on, and a 43-inch smart TV you can sign into with your own accounts.

Booking and paying

Why book here instead of Airbnb?

It costs you less. Platforms add a guest fee and take a commission, and we simply do not have that to pass on. The apartments, the linen and the parking are identical — the price is not.

What happens if I need to cancel?

Cancel more than 24 hours before check-in and you get everything back. Inside that we keep the first night and refund the rest, because at that notice the night cannot realistically be re-let. You can also cancel free within 24 hours of booking, as long as it is before check-in time on your arrival day; once your stay has begun, we agree any refund with you. If your dates are moving rather than disappearing, tell us before you cancel — where the flat is free we will usually just move the booking. The full terms are on our booking terms page.

What is the shortest stay you take?

2 nights. Anything shorter costs the same to prepare as a week, so we would rather keep the rate honest for everyone else.

Is there a deposit?

You choose at checkout. Either a £250 deposit, charged with your booking and returned in full within 7 days of check-out less the cost of any damage — or a £40 damage waiver, which costs less and is not returned. Both appear as a separate line on your receipt. We also ask for photo ID before arrival.

What is included in the price?

Electricity, gas, water, council tax, WiFi and parking are all in the nightly rate — nothing is metered and there is no booking fee. A one-off cleaning charge is added at checkout and shown as its own line before you pay. On stays of ten nights or more you also get a weekly clean with fresh linen and towels.

How do long stays work?

Stays of 28 nights or more are quoted and invoiced rather than paid by card, because they are almost always booked by an employer rather than the person sleeping in the bed. The rate steps down as the stay lengthens. Send us the dates and we will come back with a written quote, usually the same day.

Can I book both apartments together?

Yes, and it is usually the better deal. Both flats together is eight beds, two kitchens, two bathrooms and three parking spaces on a single invoice — which in practice is two crews of four in two vans, with a space spare for a supervisor.

House rules

Can I bring a pet?

We are not able to accept pets in either apartment. Registered assistance dogs are a different matter — please tell us when you book.

Can I smoke?

No smoking or vaping anywhere on the property, including out of a window. There is a lot of new soft furnishing in both flats and it does not recover.

Can I have people over?

Guests are welcome during the day. What we cannot take is parties, events or group bookings for a single occasion — both flats sit in a residential building and we intend to keep the neighbours on our side.

Do you have the safety paperwork?

Yes — gas safety certificate, EPC and fire risk assessment, plus public liability cover. Corporate bookers usually want these before they will raise a purchase order; ask and we will send the pack.

Still not answered?

Ask us directly. We would rather answer a question before you book than have you take a chance on it.
